Phuket's most established expat community, where a former fishing village on the southern tip has become a vibrant, multicultural residential hub with excellent seafood, sea views and year-round island life.
Rawai is the southern tip of Phuket island, and it has earned its reputation as the island's premier expat community. What was once a traditional sea gypsy (Chao Leh) fishing village has evolved into a thriving, multicultural residential area that attracts long-term residents from Europe, Russia, Australia, and North America. Rawai offers the rare combination of authentic Thai culture, international community, and affordable living.
Rawai's shoreline is not a swimming beach — it's a working waterfront of longtail boats, seafood markets and pier access to nearby islands. This is its charm. The Rawai seafood market along the beachfront is one of Phuket's great culinary experiences: choose fresh fish, lobster, prawns or crab from the vendors, then have it cooked at one of the adjacent restaurants for a fraction of tourist-area prices. From Rawai Pier, longtail boats depart to Coral Island (Koh Hae), Racha Yai, Racha Noi, and the Phi Phi Islands. For swimming beaches, Nai Harn (5 minutes) and Yanui Beach (3 minutes) are just around the headland.
Rawai's expat community is one of the most active in Southeast Asia. The area has a well-established network of Facebook groups, social clubs, sports teams (hash runs, cycling groups, diving clubs) and community events. Rawai Park is a family entertainment complex with a water park and activities for children. Friendship Beach hosts a popular beach club and restaurant. The Muay Thai boxing scene is strong, with several well-regarded gyms (Sinbi, Tiger Muay Thai affiliate) attracting training tourists.
Rawai offers excellent value for residential buyers and investors. Pool villas start from 5-8 million THB, with premium sea-view villas on Saiyuan and Soi Naya ranging from 12-40 million THB. Condominiums start from 1.8 million THB, with popular projects including Calypso Garden Residences, Rawai VIP Villas and The Nook. Rental yields average 6-8%, driven by strong year-round demand from long-term tenants (3-12 month leases). The area is particularly popular with retired couples and families relocating to Phuket, ensuring stable, non-seasonal demand.
Beyond the seafood market, Rawai offers a diverse dining scene: German bakeries, Italian trattorias, Russian restaurants, Indian curry houses, and excellent Thai options. Nikita's Sea View Restaurant is a legendary sunset spot. The Rawai Muay Thai stadium hosts fights several times weekly. For nightlife, the Rawai-Nai Harn road has a string of bars and live music venues catering to the expat crowd.
Rawai is 20 km from the airport (40-55 minutes). The area has Makro, Tesco Lotus, Villa Market and a Central shopping complex in nearby Chalong. Bangkok Hospital Phuket and Phuket International Hospital are 15-20 minutes away. Several bilingual nurseries and primary schools serve the expat family market.
