Minimum Rental Stay in Phuket: Compare Net Income and Calendar Gaps

The best minimum stay for a Phuket rental is the permitted option that works with your costs, guest demand and owner-use calendar. A higher nightly price can still leave less money after frequent turnovers; a longer minimum can also leave gaps that never sell. Compare both effects before changing a listing.

Start with permitted use

Confirm the property’s rental permissions, building rules, relevant licensing and insurance with appropriate local advisers. A platform allowing a short minimum does not mean the property may legally offer it. Airbnb explains how to set minimum and maximum nights; that is a calendar tool, not a Thai rental permit.

Build a stay-level comparison

Use your own booking records or clearly labelled assumptions. For each stay, calculate retained accommodation receipts and any retained cleaning charge, then deduct platform and payment fees, management charges and the costs attributable to that stay. Keep the treatment consistent so a cleaning fee or management charge is not counted twice.

Record cleaning, laundry, check-in support, consumables and variable utilities. Separate monthly fixed expenses and maintenance reserves. Longer stays may reduce turnovers but increase utility consumption per booking, so do not simply divide one cleaning bill by more nights and call the result profit.

Check the unsold gaps

Replay an actual calendar using several permitted minimums. Count which enquiries could fit, how many small gaps remain and where owner visits block consecutive nights. Treat this as a scenario test: past enquiries do not guarantee future bookings. Include a lower-price case and a case with fewer enquiries.

For a Bang Tao holiday apartment and a Phuket Town long-stay home, the relevant guest patterns may differ. Use records from the same property type and location rather than an island-wide average. Set a review date and require the manager to document the reason for any rule change.

Fact-check flags

Rental permissions, platform settings, fees, taxes, insurance, utilities and demand require current checks. This comparison is a planning method, not a recommended universal minimum or promised return.
