Review notices, proxies, quorum, voting shares, resolutions and registrations before relying on condo decisions.
A resolution is only as reliable as its meeting record
Request the meeting notice, agenda, attendance list, written proxies, ownership voting ratios, quorum calculation, ballots and signed minutes. Reconcile major decisions on budgets, contracts, committee appointments, repairs and special assessments with the condominium rules and later filings. Note conflicts, late papers and unclear vote counts.
Do not assume a circulated summary proves a valid decision. Have current records and any disputed resolution reviewed independently, especially before buying into a building facing major expenditure. Read the vendor-contract guide, juristic financial-health guide and buyer service.
Next step
Phuket Stay Pro can add meeting and voting evidence to condo due diligence.
Fact check
Notice, proxy eligibility, quorum, voting ratios, filing and challenge rights depend on current Thai law, condominium rules and the facts. Verify with the Land Office and independent counsel.
