Completion and legal transfer are separate tests
Before fixing a transfer date, reconcile the buyer and seller names, unit or land identifiers, registered area, price, payment ledger and approved plans with the title file. Obtain current evidence of mortgages, charges, leases, court orders or other entries and a documented route for any discharge at closing.
Confirm who can sign, which originals and certified copies are required, how funds and taxes will be evidenced, and what happens if the Land Office does not accept the file.
