Using your Phuket rental home for your own holidays has a financial cost, but multiplying blocked nights by the highest advertised rate overstates it. Compare the booking contribution you might reasonably forgo with the extra costs of your stay. Keep the personal value of the holiday visible instead of labelling it rental profit.

Establish which dates you can use

Check the management agreement, any rental programme and existing guest commitments before selecting dates. Agree notice periods, cleaning charges, access and how the manager confirms the block across channels. Airbnb’s calendar guidance explains blocking nights; it does not override your contract or authorise cancellation of a guest’s booking.

Record owner visits, maintenance closures and guest bookings separately. A calendar showing unavailable dates cannot tell you which nights earned revenue. Ask the manager to report both paid nights as a share of all nights and paid nights as a share of genuinely available rental nights, with the denominator stated.

Estimate forgone contribution

For each proposed visit, use comparable dates from your own records or clearly labelled assumptions. Estimate the likelihood of a booking, retained accommodation receipts and costs that would arise only if that booking occurred. Deduct avoided guest-related costs from the receipts at risk. Fixed expenses that continue during your visit are not savings.

Then add your own incremental cleaning, utilities and any programme charges. Use a range, including a case where the dates would have remained unsold. Check whether your block also prevents a longer booking from fitting around it. Do not count the same lost booking twice.

Compare two workable calendars

For a Bang Tao holiday home or a Nai Yang airport base, compare your preferred visit with an alternative week using property-specific evidence. Keep rental permissions and insurance in the review. Decide whether the personal benefit justifies the difference; there is no universal best owner-use month.
